The listing is hyperbolic ("Quite probably the rarest of all Tolkien's publications"), factually challenged ("It is often described as providing the underpinnings of Tolkien's writings, helping to create his religious philosophy which is for example reflected in the creation of Orcs and Dwarfs by Valas, together with a suggestion that it is an autobiographical allegorical tale based on the writer's own characteristics, though he himself preferred to believe it a mythical tale."), and at $7K+ (in my estimation) substantially over-valued, but nonetheless of note as (except for one unfortunate blemish) a nice copy of a scarce work.
