I bought this one after the original sale fell through. I paid a *lot* less than the asking price (obviously). The book is the 1st LEGO CoH Deluxe in fine condition.
Seems like a mid-range Alan Lee in-book sketch (i.e. not as good as my other one, which is *very* good, but also not one of the super-rushed ones that have occasionally been seen).

Great find Stu! The signature checks out
Yep, I checked it looks nothing like that one one eBay the other day
I need to get my arse into gear selling my [now] spare unsigned (and non-boxed set) one. Now is probably a good time to do so. I have two of the 4-volume boxed sets as well, and there are only so many HarperCollins deluxe CoHs that I can cope with.
I wasn't sure how well the paper texture I added would look in real-life (the one I printed for myself was prior to me messing around with that). It has come out well - I might just have to reprint mine using the textured version!

northman that is a remarkable facsimile and Stu I'm going to need one for mine now. Would you print me one?
