Given the rights situation etc, even if this will indeed include Middle-earth stuff (and on Nerd of the Rings Matt pointed out that the headline is the third iteration, and each one got less confident than the last), it's obviously film-based IP.
Also, to be fair, I would expect random people who barely know anything about Tolkien to use phrases like "Middle-earth castle" if they saw Alan Lee's painting Gandalf rides to Minas Tirith (which is not book-accurate in colouring: the outer walls of the city should be black like Orthanc!)
That said, I don't have a great interest in visiting such a place.
