I assume a third edition of the Annotated Hobbit is still in the works, so that one could also be released as the/a 90th anniversary edition. I’m betting on the HC version of the latest Folio Hobbit.

Right now the market is hot and consuming almost anything HarperCollins throws at it. Two years is a long time and the economy is very uncertain. I'm not sure they would want to push things back if they see a potential for easy money, now. In some ways the 2027 anniversary is support for them getting a Folioesque Hobbit out early, with a 70th anniversary one coming out in October 2027 or thereabouts.
It would be a good test of the market for sure; can you release three deluxe editions of the same book in five years and they all sell? Maybe we will find out!

The Pezzini book - with CUP it is supposed to ship April 30? Blackwell's also has the April date.

Pretty much all the retailers have a different date for the book release, no idea on real date.
The publisher currently says April for the ebook and May 8 for the paper book. These dates have moved around so no wonder everyone is confused.

We have a cover for the reissue of the Hobbit Graphic Novel, both a UK and US release.
This will be an unjacketed hardback with a gold embossed cover. A number of the more text-heavy pages from the original have been repainted by David Wenzel as double pages, so Chuck Dixon’s adaptation (which is unaltered) has more room to breathe. And a new section at the back shows sketches and concept art with an artist’s commentary. I think anyone who has enjoyed the book over the years will appreciate this expanded version.
